We have moved away from the typical percentage fee typical of many architecture practices. We have created a simple seven step fee structure, outlined below, that provides our clients with a step by step fixed fee proposal.
Stage 1 – Survey and Sketch Proposals – The first step for any project and one of the most important. A full measured or site survey that give us the existing conditions. Using this and your brief we will prepare a series of initial sketch proposals to discuss and take forward.
Stage 2 – Scheme Design – Here, once the sketch proposal is firmed up. We will work up a set of CAD drawings, existing and proposed. For discussion with the planning authority and planning application if required.
Stage 3 – Building regulations – Once we have the planning approval. The drawings are revised and added to to create a set of drawings for submission to Building Control for Building Regulations approval.
Stage 4 – Working Drawings – This is probably the most important part of any project. A set of working drawings will allow us and you to detail specifically every last nut, bolt, plug socket, light fitting, tap and wall finish. Typically the more time spent here the better. A detailed set of working drawings will mean the price can be nailed down to the last pound and pence. Saving you expense and over run in the long term.
Stage 5 – Tender and Contract – Here we help chose contractors, check references, prepare tender packs, send tenders, check tender prices, negotiate savings and organise contract documents.
Stage 6 – Site supervision – Finally work has started and to make sure it goes as the plans we will carry out weekly visits to keep an eye on progress and resolve any issues or questions that arise. We will also organise and chair any meetings to resolve any unforseens that may arise.
Stage 7 – Interior Design – Whether as a stand alone project or alongside a complete project Laura is here to help. Be it choosing a feature wallpaper for a room or a colour scheme for a whole house. This process puts our clients back in control of their fee budget. Giving you the chance to pick and choose the services you need and know exactly what you are paying and when. Importantly it also means no chance of a nasty large bill at the end of the project when all the bills are in.
