Full Refurbishment and Extension
Introduction / Brief
The applicant had owned the existing dwelling for a number of years as a rental property. They were now looking to move into it themselves and prior to doing that they wanted to extend and carry out a full refurbishment of the property.
Site / Context
The existing dwelling was to be extended to provide a large master suite and lounge. As well as this the client wanted to significantly improve the thermal performance of the building.
Materials
The refurbishment of the building include wrapping it externally in a round 150mm of insulation and then rendering it. As well as this the extension was a pre-fabricated timber frame again which had over 150mm of insulation.
Sustainability
The client wanted to significantly reduce the properties carbon footprint and energy usage in particular the thermal performance of the building. In addition to the external insulation all the existing double glazed windows were replaced with modern aluminium composite double glazed units and their air tightness improved. A upvc conservatory on the rear was removed and replaced with a double glazed garden room. The ground floor of the property was also taken up and insulated, with crushed glass, and underfloor heating laid throughout. The heating system was totally overhauled and a mechanical ventilation and heat recovery unit installed. All of these measures have seen a significant reduction in the heat demand of the building. It is approximately 5 times less than a similar sized house built to current building regulations
